Picture-Perfect Rentals: Your Quick Guide to Attracting Quality Tenants
High-quality photos are one of the most powerful tools for attracting great tenants. Bright, well-presented images create a strong first impression, increase enquiry, and help prospective tenants picture themselves living in your property.
If you choose to work with us, our team can take attractive advertising photos for you. If you’re taking your own, follow these simple steps to achieve the best results.
Preparing Each Space
Kitchen & Living Areas
- Remove tea towels, oven mitts, dishcloths, brushes, dish racks and other everyday items that create visual clutter.
- Take magnets and notes off the fridge.
- Draw curtains back neatly to maximise natural light.
- Straighten cushions and fold throws neatly.
- Clear surfaces as much as possible to create a clean, spacious feel.
Bedrooms
- Make beds neatly and smooth bedding.
- Clear personal items and clutter from bedside tables and dressers.
- Remove small or loose furniture (e.g. single chairs or squabs) that may make the room appear smaller.
- Close wardrobe doors.
- Pull curtains back neatly to let in light.
Bathrooms & Toilets
- Remove towels and bath mats.
- Close the toilet lid.
- Clear all items from the vanity.
- Ensure mirrors and surfaces are clean and streak-free.
Exterior Areas
- Mow lawns and tidy edges.
- Clear driveways of vehicles.
- Remove rubbish bins and bags from view.
- Sweep pathways and outdoor areas.
General Photography Tips
- Remove personal photos and identifiable items (including school notices or calendars on the fridge and turning off laptop screens) for privacy.
- Aim to take photos between 9–11am or 2–4pm. Avoid the middle of the day when harsh sunlight creates heavy shadows.
- Choose a bright day – natural light makes the property feel warm and inviting.
- If your camera has a 0.5 lens, use it for smaller spaces like bathrooms (but avoid excessive distortion).
- Help viewers understand the full size of each room. Angle the camera slightly toward the floor rather than straight at the wall so tenants can better visualise furniture placement.
Clear, bright, and thoughtfully composed photos help your property stand out — and attract the right tenants faster.
