We work closely with our tenants to establish and maintain consistent rent payment behaviour. At the first sign of any rent arrears, we take swift, firm action to minimise any financial impact on you.

We have a ‘no surprises’ policy with rental arrears. If, in the rare instance, a delayed tenant rent payment will impact your next rent payout, we let you know in advance, so you can make alternative financial arrangements until this is rectified.

We consistently keep rental arrears under 1%. This means that across a portfolio of 500 properties, no more than five tenants are behind on rent at any one time – this is significantly better than the industry average rental arrears of 3-7%.

Protecting your asset long term

We carry out quarterly routine property inspections providing detailed reports on the condition of your property and tenancy.

This includes feedback on tenant house keeping and behavior, any time critical repairs required, and any recommended preventative maintenance. We perform additional follow up inspections as required.

Urgent repairs, where your property or tenants are at risk, are dealt with swiftly to ensure minimal damage. Non urgent repairs are fully diagnosed and approved by you, before proceeding with any work at your property. We consider:

  • is the issue a result of wear and tear (owner responsibility), or tenant damage?
  • could the item for repair still be under warranty?
  • what is the most appropriate repair method and/or supplier?
  • what is the approximate cost to fix? Does a quote need to be obtained?
  • within what timeframe does the repair need to be completed?
