When to switch?

Often owners will wait until a tenant gives notice before deciding to switch.
We’re happy to help at this stage, however the most seamless time to switch management companies is actually mid-tenancy, before your tenant gives notice. Here’s why:

  • Minimises the disruption to your tenant – all they need to do is change the AP for their rent payment.
  • With new management in place, your tenancy could be turned around (your tenant may be experiencing the same problems with communication and support that you are). We’ve turned many difficult tenancies into positive ones with this strategy.
  • Minimises vacancy period between tenancies – your new property manager is not able to access the property to take advertising photos or host viewings for new tenants whilst the property is still under the previous management. This delays the letting process and can add a little more vacancy time between tenancies.

How to switch?

Switching to Manage My Rental is easy.

Simply provide the appropriate notice period to your current management company in an email, and we’ll do the rest! We gather keys, tenancy agreement documentation, inspection reports, rent summaries, and contact your tenants to introduce ourselves.

The industry standard notice period is one month, provided your tenants have been in situ for a minimum of 6 months. Please check the termination clause of your current management contract.
