Advertising and Tenant Selection
Our letting process starts with professional marketing tailored to attract the right tenant for your property. We take photos, write compelling advertisements, and seek your approval before anything goes live. Our dedicated letting team manages enquiries, hosts viewings, processes applications, and conducts thorough tenant screening—all while keeping you informed. Once a preferred tenant is selected, we provide you with their details for your approval before offering a 12-month fixed-term tenancy. After acceptance, we handle the lease drafting, bond lodgement, and rent collection.
Pre-Move-In Process
When your property becomes available, we conduct two important inspections:
Handover Inspection: We ensure your property is tenant-ready, clean, and well-maintained, setting a welcoming tone for your new tenants and clear expectations for how the property should be cared for.
Pre-Move-In Inspection: We take detailed photos of every part of the property, which serve as a reference for future inspections to monitor its condition over time.
Property and Tenancy Management
Once your tenant moves in, your property manager begins regular inspections every three months. They become your trusted advisor and main point of contact, managing:
Rent collection and ensuring timely payments, promptly addressing any late payments.
Tenant enquiries, ranging from minor repairs to everyday questions, helping your tenants feel at home.
Property inspections to check tenant behaviour is acceptable, and compliant with tenancy agreements, provide cleaning and care advice, and identify any repairs or maintenance needs.
Repairs and maintenance management: Your property manager diagnoses issues, determines responsibility, and consults with you to approve solutions – never making financial decisions without your consent.
Tenancy renewals and rent reviews: We discuss your plans before renewal, conduct market appraisals, and negotiate tenancy terms on your behalf.
Legal Representation
If tenancy issues arise, you’ll have an expert on your side with a thorough understanding of the Residential Tenancies Act. Your property manager acts swiftly to resolve problems wherever possible without having to go through legal channels. However, should any matters between ourselves and your tenant not be mutually agreed upon, then the matter can be taken to mediation and / or Tenancy Tribunal to get formally finalised in writing, by way of a Judgement Order.
